HISTORIC BUILD & RESTORATION

Beach Studio Design Build & Consulting approaches historic preservation with respect, craftsmanship, and architectural discipline. While not our primary sector, restoration remains one of our deepest passions, and one of the most technically demanding, truly special kinds of construction.

We have a strong history of award-winning residential and commercial renovations, adaptive reuse projects, and sensitive retrofits within historically significant structures across the country. From the East Coast to the West Coast, Arizona, and Texas, our work includes both full restorations and the careful insertion of new spaces into historic envelopes.

Notable residential work includes homes influenced by Frank Lloyd Wright and Al Beadle, as well as projects within the Coronado, Roosevelt, Willo, and Cheery Lynn Historic Districts. On the commercial side, our experience extends to historic retail and restaurant environments in Charleston, Sarasota, Tampa’s Channel District, Atlanta, San Juan Capistrano, and work associated with the world-famous Santa Anita Park in Altadena, California.

Our role often includes:

  •  Evaluating existing conditions and structural integrity
  • Coordinating with historic preservation boards and local jurisdictions
  • Respecting original materials, details, and massing
  • Integrating modern building systems (MEP, life safety, accessibility) with minimal visual impact
  • Balancing preservation standards with current codes, budgets, and performance expectations

Historic projects demand more than standard construction. They require patience, forensic thinking, and an unwavering respect for original design intent. We integrate modern systems and program needs as seamlessly as possible, preserving the character that makes each building unique while ensuring it can function safely and efficiently for decades to come.
