EEE - Exterior Elevated Elements
Balconies and patios are subject to additional structural issues related to weather, extended exposure, termites, and more. Regular inspection and maintenance is paramount for your building integrity and safety.
In California, Senate Bills 326 and 721 were implemented to prevent high-risk disasters. SB721 for apartment buildings requires all multi-family buildings with 3 or more units to complete an EEE inspection by January 1, 2025 and every 6 years thereafter. SB326 for condominium HOAs has the same requirements and deadline but requires re-inspection every 9 years.
Exterior elevated elements (EEE) are supports and railings related to balconies, decks, porches, walkways, landings, supports, and entryways that extend beyond the exterior walls of the building and which have a walking surface that is more than 6 feet above the ground, are designed for human use, and rely on wood or wood-based products for structural support.

EEE (Exterior Elevated Elements) Process
EEE inspections are required for all multi-family buildings and your initial inspection must be completed by January 1, 2025. If you are an HOA or property management company with a multi-family property, contact us, and let us know more about your project.
The inspection will assess the current conditions of the exterior elevated areas. Following the on-site inspection, you will receive a detailed report, including photos, outlining the areas examined and any structural components that will require repair.

Structural Defects Process

After that, we'll coordinate with you to set up an in-person meeting to review the project and provide you with an estimate. We'll determine the scope of the project, the anticipated timeline, the people required to complete your project, and the project cost. We'll send you a proposal with all of this information.
Once you've reviewed the proposal and signed the agreement, we can begin working on your project. If permits are required, we'll coordinate those. If specialized teams are involved, we'll coordinate those schedules. We'll provide the schedules and time projections for each phase of the project so that you can plan accordingly.
